Our landlord services in Richmond are designed to make letting straightforward, with expert guidance, reliable management and a personal approach.

Step 1 - GETTING READY TO RENT? LET US TAKE CARE OF EVERYTHING
We’ll give you an accurate rental valuation – based on our local knowledge and market conditions – and let you know everything that needs to be place from a legal perspective.
This includes an Energy Performance Certificate (EPC), gas safety check, smoke and carbon monoxide detectors and an Electrical Installation Condition Report (EICR).
We also organise an independent inventory and a professional clean. And once the tenancy has started, we register your tenant’s deposit.
Unlike most agents, we don’t ask for a referral fee from contractors, or increase the cost by adding incidental fees to your invoice.

Step 2 - PERSONAL AND PROFESSIONAL YOU CAN HAVE BOTH
Our team maintains high standards of professionalism, diligence, and integrity in every aspect of the letting and management process; our lettings team work the office together, sharing all information of your property in real-time.
All of our services can be tailored to your requirements – from let only through to full management – and our fees reflect this. We are always open and upfront about our fees, and collect them monthly to help you manage costs.

Step 3 - CONTRACTORS WE ONLY USE THE BEST
Whether it’s getting your property ready to rent or arranging property maintenance work, Cantell & Co only use trusted contractors (most of whom have worked with us since we opened).
We have each contractor’s current public liability insurance on file, along with any professional accreditation.
Unlike most agents, we don’t ask for a referral fee from contractors, or increase the cost by adding incidental fees to your invoice.
Step 4 - YOUR TENANTS CAREFULLY CHOSEN BY US
We advertise on the major property websites – including Rightmove and Zoopla – our professional photographer ensures we show your property in the best possible light.
We place many of our professional tenants through relocation agents working on behalf of large multinational companies.
Most of Cantell & Co tenancies run for two to three years – a sure sign that our diligence and attention to detail pays off.
Step 5 - Tenant Find Service
We arrange and cover the cost of professional photographs, floorplan and EPC, and then advertise on the major property websites (Rightmove, Zoopla & Primelocation).
Whilst we find a suitable tenant for you, we arrange all legal obligations (gas safety checks and smoke alarms etc). We advise you of a potential tenant’s (reasonable) conditions of offer, and if you are satisfied, we arrange for a full credit check by an independent reference company.
We arrange a full inventory and schedule of the property to accurately reflect the condition at the time of the tenant’s move-in. We collect the rent on your behalf; any late payments are followed up from the day they were due. Towards the end of the tenancy, we liaise with you regarding current market conditions, speak with the tenant and, if applicable, renew the tenancy agreement. If your tenant leaves, we evaluate the check in & check out reports and advise you of any appropriate deductions.
We can organise everything for you and deduct the costs from your first month’s rent. We take our professional fees monthly.

Step 6 - OUR FULLY MANAGED SERVICE
This offers our full Tenant Find Service, as well as the following additional services, including an out of hours number until 9pm, evenings and weekends.
We organise all property-related matters during a tenancy, ranging from a minor fittings repair through to organising a new boiler. As we don’t accept side payments form contractors, you pay what we are charged – no more.
During the tenancy we carry out regular inspection visits and send you a detailed report highlighting any maintenance issues. We request a float of monies (usually £500) in case work needs to be undertaken between rental payments. At the start of the tenancy, we agree with you the type of situations we immediately act on (e.g., if the boiler breaks down) and what is discretionary (e.g., requesting an additional socket). At the end of the tenancy (for an additional charge) we’re happy to oversee any renovation projects that are needed between rentals.

Key Lettings Changes from May 2026
All tenancies will automatically become rolling (periodic) agreements and tenants can give two months’ notice at any time, providing more flexibility for tenants.
Possession will only be allowed in specific cases, such as: selling the property or moving in themselves or a close family member. A minimum of 12 months must have passed before notice can be served and a 4-month notice period applies.
Rent can only be increased once per year and increases must reflect market rates. Any rent increase will require the landlord to serve a section 13 notice with 2 months’ notice.
Landlords and agents will no longer be allowed to request or accept more than one month’s rent in advance for new tenancies.
Landlords/agents cannot invite or encourage bidding wars and cannot accept offers above the advertised rent.
Tenants have the right to request a pet and landlords/agents cannot unreasonably refuse requests and must provide a written explanation if refusing.

We offer an out of hours number until 9pm, evenings and weekends, which gives you and your tenants full peace of mind. During the tenancy we carry out regular inspection visits and send you a detailed report highlighting any maintenance issues. We request a float of monies (usually £500) in case work needs to be undertaken between rental payments.
At the start of the tenancy, we usually agree with you the level of monies that can be spent using our discretion, and the type of situations we should simply act on (e.g., if a washing machine breaks down).
At the end of the tenancy (for an additional charge) we’re always happy to continue our management service and oversee any renovation projects that are needed between rentals.

Comprehensive full management service - 15% plus VAT.
Tenant Find and Rent Collect Fees - 10% plus VAT.
Tenant Find - Only 8% plus VAT.
New Tenancy Set up fee - £360 inc VAT.
Renewal Fees - £180 inc VA.
This includes Tenants referencing, preparation of Tenancy Agreement, Registering the Deposit under a Govt approved Scheme & Right to Rent checks.
