The estate agent may be responsible, but it may be worthwhile checking a few significant factors before you consider changing company.
Some factors to consider
Advertised Price
Did you agree to advertise at the agent’s recommended price or ask them to increase their appraisal figure.
If it is their price, it may be that they ‘overvalued’ to win your business.

Access
Are you making it easy for your agent to arrange viewings, do they hold a key?
Outside of having young children, being as flexible as posisble can enhance the number of viewings.
If this is a factor, has your agent addressed this issue with you, and asked you to be more accommodating. Or are the requests for viewings unreasonable and give you very little notice.
Presentation
Has your estate agent been honest with you about your property's presentation?
A good agent will provide constructive feedback, even if it's difficult to hear. They should advise on decluttering, minor improvements, and staging tips that can make a real difference.
Advantages to dis-instructing your agent
By changing agents, you would be at the top of any ‘newest listed’ property search on Rightmove & Zoopla. Any historic price reductions will not be recorded on a new listing.
You could discuss a more achievable price and a fresh start with a new agent. A further chance to showcase your property with a new approach.
Database – agents generally have the same buyers registered; however, we usually have a few that would like to deal with our team only, in addition to sellers who we know are quietly looking to buy.
A team with new enthusiasm could feel refreshing, sometimes an agency can become disillusioned if they have repeatedly heard negative comments from buyers.
